         You may want or need a certain price point for your property.

Agent 'A' gives you a price comparison on recent sales in the area, a true comparison.

Agent 'B' Gives you a price you want or need to hear.

You choose what you want to hear...

         You receive offers but not at the price point you want or need.

3-4 weeks into your campaign Agent 'B' now tells you the market is not at your price point. You lower your price point to agree with your agent, this may still be above agent 'B' true comparison. Your property is still on the market and less people are now coming through your property. You may lower your expectation again, but the offers that came in week 1 and 2 have now gone. You either take the property off the market, change agent or except a below market price, losing you money. (the agent still gets his commission and moves on to the next property).

You decide to go with Agent 'A'

Within the first two weeks there is an offer in Agent 'A' price range. A good agent with good communication/negotiation skills will then work with this buyer to lift their price, it may well be before the auction. The property is then sold above market value.
